Ken-Jo and
Allocate Space

This case study shows how Allocate Space simplifies IoT integration to connect lift equipment and controllers into a single monitoring and maintenance platform.

Ken-Jo is a lift manufacturer and service provider that installs and maintains private lifts for homeowners. Beyond installation, Ken-Jo is responsible for regular maintenance, inspections, and emergency support.

According to regulatory requirements, private lifts need to be maintained on a scheduled basis with proper documentation and records of inspections and repairs. With lifts situated in individual homes, Ken-Jo needed a reliable way to capture lift data and create maintenance records consistently.

Better Homeowner Experience

Stronger Compliance and Traceability

Improved Operational Visibility

Challenge

Private lifts operate as standalone assets across many locations. Traditionally, lift status, fault events, and maintenance histories were tracked using fragmented systems and manual processes.

Ken-Jo faced several challenges:

AS Bullet Icon

Difficulty connecting lift equipment across multiple homes.

AS Bullet Icon

Limited real-time visibility into lift status and alarms.

AS Bullet Icon

Manual coordination of maintenance schedules.

AS Bullet Icon

Incomplete or fragmented maintenance records.

AS Bullet Icon

Increasing compliance and audit requirements.

These gaps made it difficult to scale operations while maintaining service quality and regulatory confidence.

Ken-Jo needed a solution that could connect lift equipment and controllers through IoT, capture real-time lift status and alarm data, provide a central view of all installed lifts, allow homeowners to view and manage maintenance schedules, maintain complete maintenance and fault histories, support regulatory compliance with accurate records.

Solution

Allocate Space implemented an IoT-enabled lift monitoring solution that connects lift hardware, operational workflows, and user access into a unified system.

IoT Controller Integration

Each lift is connected to an IoT controller that transmits status and alarm data to the Allocate Space platform. This allows remote monitoring without modifying existing lift hardware

Centralised Monitoring Dashboard

All lift data is visualised in a single dashboard, giving Ken-Jo visibility into lift status, alarms, and maintenance history across locations. Teams can drill down from a portfolio view to individual lifts as needed.

Homeowner Access and Maintenance Scheduling

Through a mobile application, homeowners can view upcoming maintenance schedules and request rescheduling when required. All requests are logged and notified to the service team for follow-up.

Alarm Notifications and Event Tracking

When lift alarms are triggered, notifications are sent to designated parties in real time. Each event is recorded with timestamps and tracked through acknowledgement and resolution.

Results

Simplified IoT Integration
Lift equipment across private homes is connected using a standardised IoT setup, reducing integration effort per site.

Improved Operational Visibility
Ken-Jo gains real-time insight into lift status and alarms, enabling faster response and better service planning.

Stronger Compliance and Traceability
Maintenance activities and alarm events are recorded with clear histories, supporting audits and regulatory reviews.

Better Homeowner Experience
Homeowners gain transparency and control over maintenance scheduling, improving trust and satisfaction.
